1. Initial Meeting & Walkthrough

We’ll meet you at the property (home or individual room) to discuss your goals and expectations. During this visit we:

  • Review our role as your property manager.
  • Take professional photos of the property.
  • Highlight all the key features and amenities to showcase your home in the best light.

2. Professional Marketing

Within 24 hours, you’ll receive a preview of your advertisement for review. Once approved, we publish it across top rental platforms—including Zillow, Redfin, Realtor.com, and social media groups—reaching thousands of potential renters.

3. Screening Inquiries & Scheduling Tours

We monitor all incoming renter inquiries 24/7, so no opportunity is missed.

  • We respond promptly to interested prospects.
  • We schedule and personally accompany them on property tours.

4. Tenant Screening & Verification

When someone is interested, we conduct a comprehensive background check that includes:

  • Income and employment verification.
  • Rental or mortgage history.
  • Credit review.
  • Criminal background check.

This ensures only qualified, trustworthy tenants are considered.

5. Presenting Findings

We provide you with a detailed report of our findings so you can make an informed decision with confidence.

6. Lease Preparation & Signing

Once approved, we prepare a standard California lease agreement, customizing it with any terms requested by the owner or renter. Both parties sign the lease.

7. No Upfront Fees

Until the lease is signed, our services are 100% free with no junk fees. Once the lease is finalized, we sign a management agreement with the owner. Our fee is a standard 10% of monthly rent collected.

8. Full Service Property Management

After move-in, we handle everything, including:

  • Monthly rent collection & owner payouts.
  • Detailed monthly financial statements.
  • All tenant communication and support.
  • Coordinating repairs and maintenance with trusted vendors.
  • 24/7 emergency response for tenant issues.
  • Lease renewals, extensions, or adjustments when needed.
  • Move-out inspections and re-listing when tenants leave.
